Know the block before you offer.

Buying well is mostly a question of information arriving in the right order: what traded on the street, what did not and why, what the inspection is likely to find, and what the seller actually needs. I work that sequence with you so the offer you write is the one the evidence supports.

Taylor could not have been easier to work with. He was very clear and comprehensive in his communication, easy to reach, took feedback well and asked great clarifying questions. I definitely felt informed and knew what to expect at every step of this process thanks to him, and he patiently worked with us to find the exact house we were looking for. I would highly recommend him!

From pre-approval to keys in hand.

Most purchases take two to four months from start to finish: a few weeks to prepare, a search that moves at your pace, and roughly 30 to 45 days under contract. Here is what happens in each phase, and what I handle for you.

  1. Phase 01 of 05

    Weeks 1–2

    Prepare

Pre-approval from a lender, a search plan built around your must-haves and deal-breakers, and your buyer agreement reviewed together before we tour.

My role: Connect you with a trusted lender and set honest expectations for what your budget buys.

  2. Phase 02 of 05

    Weeks 2–8, at your pace

    Search and tour

Showings scheduled around you, homes previewed in advance, and early access to homes through the Compass network before they reach the public market.

My role: Point out what photos hide and pull comparable sales on any home that stands out.

  3. Phase 03 of 05

    1–3 days

    Offer and negotiation

Your offer on the Colorado Contract to Buy and Sell Real Estate: price, earnest money, closing date, concessions and deadlines, structured to compete while protecting you.

My role: Speak with the listing agent first, so the offer addresses what the seller actually values.

  4. Phase 04 of 05

    About 30–45 days

    Under contract

Earnest money, inspections (including sewer scope and radon), the inspection objection deadline, title and HOA review, appraisal, and final loan approval.

My role: Track every deadline, attend inspections, negotiate repairs and keep the lender and title company on schedule.

  5. Phase 05 of 05

    Closing day

    Closing and keys

A final walk-through, signing at the title company, funding, and the keys in your hand.

My role: Review your Closing Disclosure with you and make sure every agreed repair is done.

When we buy together, I credit part of my compensation back to you at closing. It goes toward your closing costs and prepaids, such as lender fees, title, your first year of homeowners insurance and the tax escrow deposit, so more of your cash stays in your pocket on move-in day.

“Taylor made our first-time home buying experience as smooth and efficient as possible! He truly advocated for us every step of the way and went above and beyond previewing homes for us. The home we decided to purchase was even Taylor's find! We could not have had a more knowledgeable or supportive realtor!”
