The result is largely decided before the listing goes live. Preparation, presentation and price are the three levers, and they are far easier to set correctly than to correct later. My role is to get all three right the first time, then hold the process together until closing.

Taylor sold our home for over-list without ever going to market! Within hours of sending our “coming soon” listing to his contacts, we were under contract. Throughout the selling process, Taylor kept us informed but not overwhelmed with information. He made our cross-country move smooth, and even helped to ship a few items the movers had left behind. His real estate expertise is rivaled only by how much he truly cares for his clients.
Most sales take two to three months from our first meeting to closing: a few weeks to prepare, a launch and showing period that depends on price and season, and roughly 30 to 45 days under contract. Here is each phase, and what I handle for you.
Phase 01 of 05
Weeks 1–4
Pricing from comparable sales, active competition and absorption in your price band, the listing agreement and Colorado disclosures, then repairs, paint, landscaping, cleaning and staging in the right order.
My role: Coordinate vendors, run the prep schedule and keep the budget on what buyers in your price band actually pay for.
Phase 02 of 05
Launch week
Twilight exteriors, golden-hour daytime images, aerial context and styled details. Depending on our strategy, the home can begin as a Compass Private Exclusive or Coming Soon before going fully public.
My role: Direct the photographer, write the listing and time the launch for the strongest first week.
Phase 03 of 05
Typically 1–6 weeks
The first two weeks carry the most attention. Feedback shows early whether price and presentation are right, and offers are compared side by side, because the highest number is not always the strongest offer.
My role: Verify each buyer's financing with their lender, explain the trade-offs and negotiate the best overall terms.
Phase 04 of 05
About 30–45 days
Earnest money, buyer inspections, the inspection objection and your response, title and HOA review, appraisal, and the buyer's final loan approval.
My role: Track every deadline, attend the inspection, negotiate repairs and keep the buyer's agent, lender and title company on schedule.
Phase 05 of 05
Closing day
The buyer's final walk-through, signing at the title company, often the day before, and your proceeds wired once the sale records.
My role: Confirm every agreed repair is done and walk you through the settlement statement before you sign.
Buyers decide in seconds, on a phone. A short film gives them the feeling of the place before they ever step inside, and it is one more reason your listing gets the showing. Here is one of mine.

When you sell with me, I credit part of my compensation back to you at closing. It goes toward your closing costs, such as title insurance and the closing fee, so you net more from your sale.
Your credit appears here.
$1,000 on purchases or sales under $600,000; $2,500 on $600,000 to $999,999; $4,000 on $1,000,000 to $1,999,999; $2,000,000 or more receives a tailored credit. Applied at closing from broker compensation, toward the buyer's closing costs and prepaids or the seller's closing costs. Requires a signed buyer or listing agreement and closing within 12 months. Buyer credits are subject to lender approval and cannot be applied to the down payment. One credit per transaction. Excludes rental and lease transactions. Not valid where prohibited.

An automated estimate does not know what you have done to the house, how your block has traded this year, or what a buyer will pay for the specific thing you own. I will look at all three and send you a comparable sales analysis.
